Guernsey Housing Association’s (GHA) development proposal for its former CI Tyres Yard site on La Charroteriehas been approved by the Committee for Housing and the Policy & Resources Committee, allowing the Affordable Housing project to move forward into construction.
The 70-home development, now officially named Court Falaise, represents a significant step towards bringing the former industrial site back into use for housing. The project can now move into full construction following the completion of essential cliff stabilisation works earlier this year.
GHA has appointed Groupe Legendre as principal contractor for the development, who will work in partnership with local firm Breton to deliver the homes. Construction will begin this summer and is expected to be completed in time for occupation during the first half of 2028.
In July 2025, GHA received planning permission for 59 one-bedroom and 10 two-bedroom homes at the site. The approved scheme was subsequently enhanced in January 2026 with the addition of a further one-bedroom home, bringing the total number of homes to 70. The development has been designed to address the island’s identified need for smaller, Affordable Housing options, as set out in the States Strategic Housing Indicator.
Lisa de Kooker, Chief Operating Officer at GHA, said: ‘Court Falaise is about more than building new homes. It is about making better use of land, supporting islanders who need affordable housing and creating a development that will deliver lasting value.
‘This is a complex site that required careful planning, collaboration and investment to reach this stage. Developments of this scale do not happen overnight, so reaching this point and moving into construction is a significant milestone for everyone involved.
‘We are incredibly proud to be delivering 70 much-needed homes for the island. Court Falaise will make a meaningful contribution to meeting Guernsey’s housing needs and we are excited to see this carefully planned development become a reality.’
Luc Richard, Director of Groupe Legendre in the Channel Islands, said: ‘Our work on this project is part of a long-term commitment to the island and follows the opening of our new Guernsey office earlier this year.
‘The former CI Tyres Yard has a great deal of potential, and we look forward to working alongside GHA and Breton to help bring it back into productive use, supportingthe delivery of affordable housing in Guernsey.’
Brent Green, Managing Director of Breton Construction, said: ‘Breton Construction is delighted to be working in partnership with Legendre and Guernsey Housing Association on the delivery of the CI Tyres redevelopment project. This important development will provide much-needed high-quality homes for the Island, supporting GHA's commitment to increasing the supply of affordable housing within the community. We are proud to be contributing our expertise to a project that will have a lasting positive impact for Guernsey residents and future generations.’

Notes to editors:
The name ‘Court Falaise’ reflects both the design and setting of the scheme. ‘Court’ recognises the development’s courtyard-focused layout, which has been carefully designed to create a welcoming sense of place and community. ‘Falaise’ connects the scheme to its location, sitting against the cliff on La Charotterie in St Peter Port.
Pila Consulting Limited is acting as the Development Manager for this development, working on behalf of GHA.
