What happens when I want to sell my Partial Ownership property?
All properties are sold back to the GHA so that they can be offered to somebody else on the partial ownership waiting list. The price will be at market value, as at the date of the valuation, confirmed by an independent valuer.
If, for example, you own 80% of the property, you will receive 80% of the total sale price, whether this has increased or decreased in value. You will need to give the GHA 3 months’ notice if you wish to sell your property.
All partial ownership properties are sold back to the Guernsey Housing Association so they can be reallocated to applicants on the partial ownership waiting list.
The property will be valued at open market value as at the date of valuation. This valuation will be carried out by an independent, RICS-registered valuer from the GHA approved list.
When you decide to sell
You may decide to sell your partial ownership property at any time. Common reasons include:
- changes in care or support needs
- bereavement or changes in household composition
- personal reasons
Step-by-step process
- Contact GHA
Contact your Extra Care Housing Officer to begin the process and receive guidance. - Property condition check
Before the sale proceeds, the property must be returned in a clean, safe, and well-maintained condition and meet the minimum lettable standards set out in GHA policy. A Maintenance Inspector and Housing Officer will visit your home to confirm this. - Valuation
Once the property is agreed to be in a suitable condition for sale, you will choose a valuer from the GHA approved list of independent valuers. The valuation fee will be recharged to the partial owner. - Housing Officer
Once the valuation has been valued to OMV, the Housing Officer will need to prepare a intent to sell housing form which will give you 3 months notice. - Hand back period
You will have three months to complete the process and return the property to GHA. During this period, reasonable access must be provided for viewings by prospective purchasers or nominees. - Legal process
After 3 months the Housing Officer will then prepare the surrender documentation on the last day, which must be signed by the partial owner or their legal representative or power of attorney.
Important information
- The property must remain in a condition suitable for re-letting throughout the hand back period.
- Any necessary repairs required to meet lettable standards are the responsibility of the partial owner.
- GHA will work with you to support a smooth transition and will provide guidance throughout the process.
- During the hand back period, arrangements will be made to ensure your housing and care needs continue to be met where required.
