New Projets:
Rue Clouet, Grand Bouet - this development of 55 flats completed construction in November 2011. We have 39 flats for rent and 16 flats for partial ownership sale to first time buyers. All 55 properties were occupied immediately. We have provided highly insulated flats that benefit from solar hot water and pre-heating. The public were invited to walk around 7 of the flats on Saturday morning at the end of November, when we had over 300 visitors. Thanks to our main contractor JW Rihoy, design team, sub contractors and suppliers on the open day and the previous 17 months on-site.
Baubigny Arsenal, St Sampson - this refurbishment and conversion of an historic ex-military building was completed in October 2011. We have provided 6 houses and 4 flats, all for rent. The properties were quickly occupied. We added insulation on the inside and provided sun pipes to the upstairs internal bathrooms.
In the pipeline:
Clos Barbier, Rue Jehannet, St Martin - In January 2012 we signed the build contract and started on-site on the construction of 24 flats, all for rent. These flats are aimed at older people downsizing from 3 bedroom family houses. The flats will all be completed by January 2012, with a few flats handed over around November 2012 onwards.
Route de la Nouvelle, Grand Bouet - due on-site around March 2012, and we are awaiting planning permission for 80 properties, comprising 60 houses and 20 flats. We will provide 26 partial ownership and 54 rented homes. A high proportion of the partial ownership will be houses. Construction will take around 22 months with some homes ready to be occupied after April 2013.
Maison Maritaine, Vale - we are working extremely closely with the Housing Department to provide 50 flats and communal facilities for people who cannot live independently in their own home and need on-hand care and support. This new extra Care housing will be built adjacent to the existing Care Home, the residents of which will move across to the new flats once it is completed in Spring 2014. Our aim is to start construction during May 2012. we have submitted our planning application and are going out to tender. A Day Centre for 20 people with dementia is also being provided for HSSD to manage. we are again specifying a highly insulated building to keep tenants fuel costs down.
Longue Rue, St Martin - just like Maison Maritaine this invloves building a new Extra Care housing development next to the existing Care Home. At Longue Rue we are seeking planning permission to provide 66 flats and communal facilities for the Care Home residents and people in the care of HSSD who can benefit from the care and support of this new housing. Again we aim to be on-site in May 2012 with a completion of the building before April 2014.
Old Boys Grammar School, Brock Road - we have submitted a planning application for 40 houses and flats. It is proposed to convert and refurbish the oldest part of the school, the 1893 section of the building, into 10 flats and houses, and build 30 new houses and flats to the rear. The site will not be vacated until October 2012 so construction is planned to start then with completion some 16 months later, in January 2014. We intend to provide around 12 partial ownership and 28 rented properties.
So during 2012 we will have 5 sites under construction providing 260 new homes with over £50 million of building work underway for the local construction industry.
GHA has to-date only employed Guernsey main contractors and encourages the use of local sub contractors and suppliers.
There are other sites being considered but these are at a very early stage of investigation.
