New Projects:
Rue Jamouneau, Grand Bouet - we are building 80 properties, comprising 60 houses and 20 flats. We will provide 26 partial ownership and 54 rented homes. A high proportion of the partial ownership will be houses. They will be completed from May 2013 until October 2013.
La Nouvelle Maraitaine, Vale - work started on site in September 2012 with RG Falla to build 51 flats and communal facilities for people who cannot live independently in their own home and need on-hand care and support. This new Extra Care housing is being built adjacent to the existing Care Home, many of the residents will move across to the new flats once it is completed in Summer 2014. A Day Centre for 20 people with dementia is also being provided for HSSD to manage.We are again specifying a highly insulated building to keep tenants fuel costs down. The residents and wider public can benefit from a restaurant, lounge, hairdresser, and other facilities. The care and support will be provided by the Housing Department with GHA managing and maintaining the building and tenancies.
Le Grand Courtil, St Martin - just like La Nouvelle Maraitaine this involves building a new Extra Care housing development next to the existing Care Home. At Le Grand Courtil we will provide 63 flats and communal facilities for people who can benefit from the care and support of this new housing. We started on-site in September 2012 with a completion of the main building in Autumn 2014. As for La Nouvelle Maraitaine, GHA will manage the building whilst the Housing Department provide the personal care and support.
Old Boys Grammar School, Brock Road - we have received planning approval for 40 houses and flats. It is proposed to convert and refurbish the oldest part of the school, the 1893 section of the building, into 10 houses, and will build 30 new houses and flats to the rear. The demolition is complete and so construction is planned to start by June 2013, with completion some 18 months later, by December 2014. We intend to provide 14 partial ownership and 26 rented properties.
South Legion Site, Route des Coutures, St Martin - Working jointly with the landowner, J.W. Rihoy we have planning approval for 14 flats for older people, as sheltered housing. Work is expected to start on-site this summer, with completion due by November 2014.
Longfield School Centre site, off Maurepas Road - We have submitted a planning application for 15 houses on the old Longfield Centre site, forming a small clos, off the Maurepas Road. The site is located on the western boundary of the Amherst School. We anticipate 10 houses for rent and 5 houses for partial ownership. The current anticipated start of construction is February 2014, with completion by March 2015.
Cour du Parc - Our aim is to refurbish this eleven storey block of flats to provide over 50 one and two bedroom flats for partial ownership and social rental, and potentially for key workers also. The building will be externally insulated, re-clad, and modernised throughout. The building will be given a new lease of life with a second lift, increased energy efficiency, and use of solar panels on the roof.
Currently we have four sites under construction providing 234 new homes with over £50 million of building work underway for the local construction industry.
GHA has to-date only employed Guernsey main contractors and strongly encourages the use of local sub contractors and suppliers.
There are other sites being considered but these are at a very early stage of investigation.
